Commercial often want custom to their needs and producing something beautiful can result in tearing it all out I try to improve as much as I can during turnover only.

The beauty of new construction is if it's a rental or if you will be turning it into a rental - you'll likely have very few if any maintenance/cap ex within the first 7-8 years.
