I had to round up all kinds of evidence like power company records (showing two meters and two addresses to bill), testimonials from neighbors who have been there a long time indicating there has always been "TWO FRONT DOORS", county property tax records showing how it has always been billed, floor plans showing back to back kitchens on either side of the kitchen wall, and pictures in the attic showing the common DWV for both is in cast iron which was typical back in the days of original construction, as well as two electrical panels and showing pictures of EMT conduits coming up from both in the attic indicating again the wiring was done back in the days when EMT was common practice.

We do an in-person walk through where we show our tenants the electrical panel (we have a business card magnet on the panel, so they always have our contact info) where the mailboxes are, where the trash dumpster is.

Still planning on addressing the root issue of course but losing $150 instead of potentially paying over a grand to update my service panel and purchase baseboard heaters on top of the increased electric bill does not seem feasible as a short term solution.Would love some advice!

I've used their shellac based product on some old plywood paneling in a garage on a rehab we did that must have been previously stained with some type of oily substance like linseed oil.
