I decided I will at least follow through with my commitment to closing a deal before throwing in the towel on this niche.

She washes all sheets and towels and makes beds.We have 5 beds in our 2 story 3 bed, 2 bath, 1700 st lake house.She also takes all the trash as we don't have trash pickup.Have had numerous people say how clean the house is.I just text her when I need house cleaned.If you pay a service you minimize your risk while paying for all the overhead.I got lucky finding a responsible person who does a great job for a great price.

We have a standard list of things that we keep in our 22 furnished short term rentals.  4 rolls of tp per bathroom, 3 bars of Ivory, 8 pack of deodorant soap.One towel for each bed, plus a few extra.Linens for all the beds, plus a spare set.Kitchen has dish soap, paper towels, pot scrubbing pad, dishwasher detergent, laundry detergent, bleach, cleaning supplies, and a 4 pack of light bulbs.Outside is propane or a small bag of charcoal for the appropriate grill.My cleaning lady does the work for free.  

Specially those that don't have school age kids just yet.Our properties range from duplex to well over 30+ unit buildings.  

I read one article from a guy who says to have 4-5 sets of linens & towels, then when half of them are dirty, take them to a drop-off laundromat for wash & fold service.  

I have a polite check-out email that reminds them of a few key things to do before they leave.We supply a certain amount of towels/bed sheets per reservation so my housekeeper knows what to wash and what's missing.

OK pumpkins, sit back, relax, get the popcorn, get your towels, as this is a tear jerker, pen, paper.. and throw it all out.

@Chris Mason I cant really understand your first point to well, again im not that knowledgeable when it comes to real estate quite yet.

No one wants to walk down 2 flights of stairs to take a shower and up 2 flights of stairs in a towel!
