Update - we at at impasse and have not agreed to current owner terms - however one of our friends who has more experience is interested in taking this on.

This situation seems too risky and doesn't align with your father's risk tolerance, considering he expressed interest in taking a withdrawal to pay down his mortgage and live "stress free."

I may be interested in taking over the payments but the landlord has a company managing his properties and they wont let me have any of his contact information.
