So I’m wondering if anyone has experience with other property investment friendly insurance companies with good rates before I start shopping around.

@Austin Ralls If you're going to go this route, it's usually a safer bet to do it around land parcels that around have mobile homes on them versus those that do not.

I've seen it time and time again where an investor rate shops only to get a horrible experience and the deal fall out, only to go back to square one and find another lender that can perform. 

It was a brewery, then it was most recently a thrift shop.
