That said, it is wise to give reasonable notice of you intend not to renew so that if the tenant fails to vacate, you have a more solid action for eviction.

Since you requested the tenant remove the dog and they don't find that acceptable, they simply want to leave which I think is probably the best course of action to resolve this.
