To sell would mean whipping out his entire savings for the amount of cash he'd have to bring to the table just to sell it.

I'll admit upfront that I would never own rental property in CA, so that colors my response.I'd offer the tenant up to $10K to leave immediately, keeping the eviction off their record, then sell.

But, we now live across the country and managing from this far just doesn't make sense for us anymore so we are ready to sell.

Most of these out-of-country marketing teams are selling properties in places I would never buy.

There are companies who buy homes, renovate them, place a resident in, sell the property then manage the property as well on the back end.

Not to find deals on the MLS but to potentially use the MLS as a tool to sell your deals.
