Hello All,Having purchased several turnkey properties for buy and hold, I am now switching gears and desire to become a more active investor.I am interested in knowing if other investors are using  fix and flip or BRRRR strategies with success in the central valley of California, specifically Merced County.   

Across the river, in South Portland, they basically put in an ordinance banning it (effectively), and it was quickly repealed by the citizens. 

I am looking for a condo in 150-180K range for my elderly parents (Phoenix metro, East Valley).

I know the area somewhat due to growing up just across the river in the Poconos but would love to work with someone that knows the areas potential and can help find deals.

If you are from here an investing elsewhere in the valley where are you investing?

FWIW I grew up in Jersey just across the river so I feel you, man.
