@Roger Beaman Everyone has a different definition see below.I guess my point is the higher end the property and clientele the higher level of service that is expected and should be provided so that they renew their lease.

Issue the non renew asap telling, not asking, them to leave.   

So it would probably be in your best interest to wait until the lease ends and let the renters know that you will not be renewing their lease so that it can get fully cleaned and ready for showings so that you can get the highest offers.

I just renewed my Florida RE license today and recently relocated to Gainesville and am planning on finding a brokerage to hang my license at.

Perhaps when the lease is up for renewal and the child is 18 years old you could then do a screening but it may not make sense to if he or she is good tenant at that point and continuing to share a room with the leaseholder.

Last fall I received a letter from my insurance company, they will not renew my policy when it ends in May of 2018 because of the asbestos siding. 

In such event, we would need to redo some work later.Should we not renew the lease then do the rehab when we turn it over?
