From there, it will be rather easy to determine how high to go in the bidding process.Other than following those numbers religiously, writing offers with shorter contingency periods is a great approach in San Diego (not sure if Michigan purchase contracts have contingencies set in stone - consult local pro). 

I have been listening to BiggerPockets religiously for around a year now and I just now stumbled upon the idea of grants.

I think not.I didn't want to start a religious war, even though I knew some folks have strongly entrenched beliefs about how they are operating their business and writing their own contracts.

My weekends should have been spent hanging out, meeting new people, skiing, road tripping, going to festivals etc.  

On the other hand, prior to indulging in real estate I studied the stock market religiously.

You would have a better than average chance of finding someone of good quality there ethically at least. ...Unfortunately, there are many people out there who "hide" by having a "religious" appearance.

I know not everyone has the same religious beliefs as me, but you can't deny the power of a big why!
