New flooring, paint inside and out, refinish kitchen cabinets, new countertops, new appliances, new lighting, new bathroom fixtures, etc. 

Unless the tub is one of those re-finished fancy clawfoot tubs, then that's different.Something I've been seeing a lot of lately is literally a walk-in shower with no door - like in a lot of places in Europe.

So as I see it, options are replacement (which we'd like to avoid if possible), re-facing with new doors and drawer fronts, or striping and refinishing.

You can hire a tub refinisher for roughly $300 or so. 

Since this is a buy and hold, and I really didn't budget for refinishing the floors, I'm gonna put the vinyl wood plank floating floor over top of it.

Nothing screams YIKES like walking in to a house and finding dead roaches on the floor.Also I like to refinish the tubs if I'm not replacing them.  

so that's getting stripped today and the tub will end up being refinished and the tile simply cleaned of this paint and left in their natural state (avocado). 

They also had the wood floors refinished in 2 bedrooms.

That's why we're slowly changing tub surrounds to tile and flooring to luxury vinyl plank and luxury vinyl tile, as well as removing carpet and refinishing hard wood floors.

As far as I can tell (I've personally seen the outside/picture only for the inside) and its not a gut job...its a remove wall paper, paint walls,remove carpet on stairs/lightly sand and refinish floors job with a large lot that would look if 2 nasty trees are removed and includes an elegantly shaped and I believe well maintained pool,  The front steps need pointing but are solid and if I pressure the concrete (all solid) it will look much better.
