As a flooring installer, I use a high end lvt with a proven clicking system and I now loctite all butt ends with g-2 loctite.

Many of us don’t catch on until later on when we recognize what we could have done if we had started at your age.

I am not an accountant but my understanding is that when you sell on contract you recognize any gain as the principle is paid down so this spreads things over several years.  

We would consider equity and points to the right partner and have a proven formula/track record to return double digits to our investors.

They may be tempted to take that Cash but they have proven to be shady.

I have not proven this to be effective, but I think for Jefferson County AL, they have on the tax assessors page you can request a payoff the quote and see the cost of redemption.I don't know if this works for ones that have gone past 3 years.

Learn from someone else's mistakes, don't reinvent the wheel, etc.My goal for my first deal is to financially partner on a flip with someone who has some successful rehabs under their belt so I can be involved in a deal, see firsthand all of the stages of the process, and learn the basics from someone with some proven experience. 

I'm looking for an investor friendly real estate agent and investor to help me find deals, analyze deals, and help me recognize things I might be overlooking.

I would definitely not want to inherit tenants who have already proven that they won't pay on time. 

Shopping banks yourself is a waste of time unless you have a proven and reliable go to banker.
