I agree with Chris in questioning why the seller hasn’t pushed the nearby print shop to address the issue and get the property remediated by them.

It's a great way to push the capital gains tax down the road if you decide to sell and purchase another investment. 

We absolutely plan on meeting with a tax professional to plan this out, but I’m curious if this is even possible before we push to that next step.

Forget the bs nonsense being pushed by gurus - study PRINCIPLES of real estate, real estate FINANCE, and real estate LAW.  

As a landlord I would face a problem anyway in this case, but if this becomes a burden on the other tenants, too, wouldn't this push away the good tenants?

They need to hear that they can make a change if they are willing to push through the pain of being uncomfortable (I agree with @Cameron Tope that most people don't want to face the fact in black and white!).

Cheap quick and easy: trim trees, mulch around base of trees (mulch is $2/bag at lowes right now), remove window bars, pressure wash, add some landscaping to front flowerbeds (I typically do rocks w/ flowering plants, lots of people do mulch there too) and remove the bushes, and possibly add some landscape blocks around the front flowerbed areasIs this a flip or a rental?

The nice thing is that even with a little haircut, they are portable if push comes to shove.  

But pref is really best as an option of last resort because the current pay makes the problems worse, and pushing back the LPs to a subordinate position isn’t ideal.There are a multitude of variations on these examples that shift the decision.

We have not been pushing it too hard because we don't have our C of O but we are trying to be ready for when they can be occupied.
