The tenants obviously want to stay in the property since they make visitations difficult for prospective buyers.I have very limited cash on hand, have been operating from a student and bootstrapped entrepreneur's budget, but I have come up with a possible creative proposal which I think the seller will be amenable.

I'm going to ask my mom if she'd be willing to still give me the down payment and if I could keep my car at her house since her place is walking distance from ours.If my plan falls through and I can get the car paid off, I'd like to propose to my husband that we both make it a goal to save together so that we can eventually make our first investment to flip.

., the court found that in determining unconscionability, the trial judge may consider: 1) the amount of the proposed rent increase; 2) the landlord’s expenses and profitability; 3) how the existing and proposed rent compare to rents charged at similar rental properties in the geographic area; 4) the relative bargaining position of the parties; and 5) based on the judge’s general knowledge, whether the rent increase would shock the conscience of a reasonable person.In my opinion if you're basing the increase on market conditions and not on trying to take advantage of anyone or increase the rent as a way to eliminate a tenant you'll probably be fine.

It's my understanding that public comment closed last April concerning the accounting treatment of and the equities in option contracts under a proposal by the FASB, and that the IRS will be adopting changes being phased in next year and to 2017.
