I paid the $4600 for new unit (labor and materials), didn't file a claim since it might cause my insurance premium to go up. 

Losses from AirBnB are considered nonpassive for the purposes of Passive loss limitations, as long as you can show "material participation."

BiggerPockets is such a great space to learn about real estate investing but we have focused our efforts on providing helpful information and useful content in relevant forums, rather than promotion. 

Also the material and strategies are a bit dated as the course was written around 2000 or 2001.

There is no time cap on the $1M mark.I have immersed myself in many educational materials over the years and plan to continue doing so wrt multi-family RE investing.
