Seems to me like the pieces of the puzzle that you're missing are some of my stronger suits and the things I'm looking for (have no construction partner) are your forte. 

There are huge kickbacks with these types of promotions. 

I bought my first home in 2021, which was quite the roller coaster, and in 2022, I closed on a small piece of vacant land all by myself, despite some fears.

When the market takes a hit(not if, when - It always does) I will be there to pick up some of the pieces I can honestly say that in today's market I feel that over-leveraging is fairly risky.

The other piece is companies are trying to bring salaries down to pre covid levels and job searchers are getting upset about that.
