If you get the promotion try and live at the same level as now (I know it will be hard with another mouth to feed) and put the rest toward that debt.I would go conventional if possible unless you are in a huge rush.

As to the income, many people on here can attest that it's actually not hard to live on $50k when you have no mortgage, no car payments, no other debt, you have health coverage, low taxes, etc, and fortunately that number goes to $60k next year without considering any other cash flow (purchase of rentals, may pick up part time work myself for extra savings, etc.).

@Calvin Liang The only reason syndicators (full disclosure: I am one) are selling in 3-5 years is to be able to share in the promote i.e. disproportionate share of the profits due to the syndicator putting together the deal.

They have a window for owner occupied buyers first, to promote home purchases to increase homeownership for those renting and you come in and represent yourself as one of them, and buy it, and then flip it for a higher price?
