If we were to move forward with the purchase of the second single family I do think we would be able to Brrrr this property into another STR, again if that is not successful we could always sell and make a profit (purchase + rehab should be about 75% of appraised value if goes as planned).

Since you've lived in the apartment since 2007, you likely won’t be hit with any capital gains taxes as long as your profit is under the IRS exclusion limit ($250k for single filers or $500k for married couples).

I certainly won't hold anyone to anything, but could either of you venture a guess  as to what the actual net profit after all taxes (including cap gains, depreciation recapture, etc) would be on a 100k investment with total gross return of 193k on an income of 50k?

Hi everyone, I am interested in hearing everyone's thoughts on the Platform Pacaso, I have noticed that it can inflate housing prices in some areas due to them being less concerned about paying a low price upfront and more focused on the overall profit they can generate through fractional sales and ongoing services.
