There are an so many variables that come into play that the contractor can't control or even predict.

National average for 2019 was over 3% and they are predicting a lower appreciation for 2020 of 2.7%, so is Lakeland below national average?

I see many investors that traditionally pursue more volatile markets pursue OKC to bring more predictability to their portfolios. 

@Jason Riddick AirBNB gives garbage predictions in my opinion, right now it's telling me my Smoky Mountains listing that accommodates 4 people will make me $1710/mo and LOL it's AT LEAST twice that, I know from personal experience with multiple properties.  

I don’t think anyone should try and predict the future on appreciation returns, so your best bet is to look at past #’s.

I tend to avoid HOA rental properties altogether because of the convoluted nature of predicting the HOA's behavior and being able to perform due diligence to do so.

I think the additional step to reach out to other locals will help me more accurately predict costs on a project.

Investors will pay MORE to have a predictable, stable asset.
