As an update, I am getting a local foundation person out there and will update here with any findings.

The customary California purchase agreement includes a contingency for the physical inspection of the property, so you will grant the buyer and agent access to inspect the property during the contingency period. 

The terms would be a 30-day closing with a 10-day inspection period.

Again, I give them the line and tell them the previous owner is responsible for all assessments during their ownership period. 

I like NV.It sounds like you’re all about keeping things short-term and maximizing returns with each flip—property taxes aren’t a concern when the hold period is brief!
