I'm not here trying to promote him or say he is the God of real estate investing, but out of fairness for how genuine of a guy he was during our meeting, how impressive his office was and how organized he seems to be, I don't think the slander is fair, especially from complete strangers, some in other markets with an agenda to troll him. 

Is notice in a legal organ the only requirement?

With second home loans, the mortgage must be for one unit (I do a lot of 2-4 unit STRs), the property must not be rented for more than 180 days out of the year (limits revenue), must function reasonably as a second home (usually limits out of state investing), rental income will not qualify as stable monthly income (projected AirDNA does not play into your DTI).

I ask since a property we're purchasing is going to be leased to a group home organization, and if we were to get the home appraised after a seasoning period, we could refinance and pull our down payment out.

With that said, I know a wholesale organization that has offerings in the Detroit market.
