Your 80% occupancy seems high and your day rate robust, but your market may be different than my town (a draw for big science, universities, baseball and family fun.)

My hobbies are anything to do with sports and the outdoors such as baseball, football, golf, snowboarding, off-roading, and hiking with my dog.

I coach my sons little league team, and I'm hoping that my 3 year old daughter will love softball eventually.

I might be out of my league but I strongly desire to purchase a large portfolio and thus retire my corporate career and focus solely on real estate.

This means a visiting family having a bar-b-que in the backyard of their vacation rental, or two children playing baseball would be in violation should any noise or sound be heard by a neighbor from inside their house.

Shopping center and stores being developed as well as a GIANT sports complex that supposedly is going to have a minor league baseball team.

Is this possible in the Bay Area or am I way out of my league?

After doing lots more due diligence, speaking to other realtors and property managers in the area, and realizing that I was being overly-conservative with my property analysis, I realized that this may not be a total home run, but that it's going to be at least a good base hit (to use David Greene's baseball analogy).
