Most also rely on beefed up rents and unrealistic operating expenses in their pro-formas to justify higher sale figures and can generally take advantage of their investor clients who are not familiar with the nuances of the market.Again, my recommendation is to be more active with your earliest investments but if you feel so strongly about a particular market network and partner with the leading developers  in that  market.

I'm sure that's just inexperience and illiteracy in REI leading me to that conclusion and I'm sure there's great deals around me, I'm just not sure how to look for them or go about that - I know I know, "build a network, dial for deals" etc, yeah I can do all that but my gut feeling is that the market is pretty cooked here rn where in other places there's room to grow still.

Thanks for sharing your perspective—it’s definitely insightful, and I understand where you’re coming from.While I get that partnering with one exclusive buyer might limit your potential profit on individual deals, couldn’t there be value in the consistency and reliability of working with a cash buyer who provides specific leads/addresses and is always ready to close on those deals?
