So I would think this is only an acceptable investment property if you either have a value add (you did not indicate a value add), are very confident of market appreciation (I am not at this point), or are vary confident of rent appreciation.I would not purchase it as a potential rental.

I've been trying to look for a deal in Arlington for a little while now and keep coming up with low or negative cash flow, possibly due to overestimating expenses, but everything I'm reading seems to indicate that Arlington may not be the best place to look.

Liars make for very poor tenants.In situations where I scenes a applicant is not being truthful, as her rent bribe indicates, I do not bother wasting my time trying to help a applicant qualify.
