Would be nice if employers promoted self directed options but of course the Human Resources departments are in bed with the financial institutions that sell funds .It would be cool to see employees getting together and funding local projects something similar to syndication or crowdfunding .

It's human nature and frankly, I'm human.  

The process of the flip isn't necessarily the hard part, it is more the human capital variance that you will have a problem with.  

The concept cannot be any simpler and I cannot even fathom there is even an article about it.While I realize shelter is a basic human need, I am getting really tired of people and some media streams acting like landlords need to become pseudo-charities if their tenants fall on hard times and/or rents increase with time (shocker). 

It's important to invest in human capital!

You need humans in the middle and eyes on the property.

ABC Bank wants someone who churns through as many vanilla 3.5% to 20% down owner occ SFR loans, and as many vanilla refinances, as is humanly possible. 

If someone told me the building department was manned by callous cyborgs pretending to be human I would not be surprised.
