I apparently don't understand, despite being educated at the post-graduate degree level,  how to ask a question via post and get a supportive, helpful answer to a landlord problem.

Figure I save about $4K a roof and I kind of like doing them, well until it gets over 80 degrees. 

Pretty much the heating system needs a min of 140 degrees to work, and the hot water heater maxes at 140 so he said that's how they hacked it, but the big problem is  by the time it's getting over to the apartments it's probably 120 or less, especially for the upstairs apartment where's it's most likely lower.  

I have 2 masters degrees, I'm good with numbers, and have about 50 hours of BP podcasts under my belt. 

Regardless of that and having a business degree and an emphasis in real estate I felt more comfortable with being in construction.  

We are buy and hold investors who bought our first house at 23 and 25 when I finished my masters degree.

The State of Missouri, like other states, has been pushing for new agents to have a 4 year college degree!

It's like getting a  free master degree!

If you refinish all the wood at the same time and stain it all, hopefully you can get a consistent enough color that the two woods don't look out of place -- though I'm not familiar enough with the woods to know if the grains will clash or absorb the stain to different degrees.
