Go to your local big box store and buy/rent a pump to clear the basement when the house is no longer underwater. 

Hutchinson is a good area but a ways from Montevideo.I was just talking to a friend that owns a hardware store in Cottonwood. 

I've never heard of the town and know nothing about it (besides what I can find on Wikipedia and a basic google search), but the property looks promising (it's a mixed use building with 7 small residential units and three store fronts) and the numbers seem to add up when using the BP calculator, even being very conservative. 

I would ask the property manager what their office policy is on storing your social security number and keeping it secure.

I am thinking the storage lockers that Amazon is putting in convenience stores for returns is something like that ??

During escrow (or whatever you happen to call the time that it takes the loan to close) I went to the big roofing supply company here in Cincinnati, spoke to the salesmen, and got the names of two roofers who always pay their bills on time and who purchase a good volume of supplies at that store.

And a cost of entry could be just a couple grand and there are low and no money down options but you still need a bit of capital and you can find info on that in the book in the store.

Look for grocery stores, doctors, kindergartens, post office, and parks.
