Throw an LLC together with a few people with $1m each, and buy it, San Francisco isn't short of folks who got lucky with this or that IPO and have the money, most of those tech companies have an unofficial employee-maintained slack/discord channel where they talk about real estate stuff.

Its nice to have the little stuff taken care of, but I'd get bids on larger repairs rather than automatically going with their guys.

So obviously it can happen but every time I ask how I get people responding with the same type of cash advance type suggestions or "bad idea" and stuff like you received in this thread lol.  

I don't know what the deposit is but even if you figure just supplies for some of this stuff it will add up. 

The content is super detailed and guides you through every step of the BRRRR process - big picture stuff, as well as all the little details. 

There is such a low success rate of getting off that stuff, it just don't happen.
