This property is pretty much ready to go (very close to turn key) the wood floors need polyurethane or carpet, roof is metal it needs to be painted and the grass needs to be cut and bushes trimmed.

He had said he would be out there every week, but he wasn't showing up, and I had paid for materials directly to him for Cabinets, Hardwood flooring, ETC...in which he said he had in his warehouse, and I trusted him.Finally I got fed up and said that I was going to have to find someone else to finish the job (About $20K left to do & it Was a total was a $70K Rehab JOB and I would like the Cabinets and Hardwood flooring I paid for and other materials back, or would like $10K back.

A broker may not allow you to even cut the grass on a listed property, so ensure the broker has the fine details before you go out on your own trying to implement some strategy.And yes, having a license takes you out of harms way in wholesaling as you should be working as an agent and making about the same thing.

It's just a little bit, but it was yet another thing that was probably triggering my allergies in this place (Yes, I'm allergic to everything - anything with fur, most grasses, most trees, all molds....)I've painted the ceilings in the kitchen, hallway and upstairs bathroom.

So keep an eye on the yield curve.https://www.crystalbull.com/stock-market-timing/Yi...The only problem with using this as a signal currently is it's basically impossible for the yield curve to go negative with the Fed holding short term rates at 0%.
