After listening to the new boilermaker (the new boilermaker, hired incidentally  by the principal because his wages were low and fit into his budget better) and asking a few additional questions, he went to the boiler room looked at the maze of twisting pipes, listened to the thump of the boiler and the hiss of the escaping steam for a few minutes, and felt some pipes with his hands. 

St Pete/Tampa market... this is like finding "the needle in the haystack with the horn of a mystical creature like a Unicorn with a horn the size of a twist tie and your arms tied behind you back and blindfolded with ear muffs on(by the way...I do know what ear muffs are and I don't need them in Florida and is why I choose to live here!!!

All-in-all I would just hope to spur this show I like to speak with gentleness, wisdom and humility and gives great value to all people.

I would gently tell them if they would pay you half rent you would not start the legal documents to obtain last months rent.lets say rent is $1200.   

Unfortunately, that's actually as close as the wrong lawsuit happy person stepping in a hole on your property and twisting their ankle- but an LLC would offer your personal assets {and other investments} safe)If it's just yourself, taxes are not so complicated with a SMLLC (single member LLC) so that shouldn't be a huge reason not to use an LLC(s), as the protection benefits offset/outweigh the small steps during tax time.For future note, it's simply a matter of attaching Schedule C form to your Individual Income Tax Return (IRS Form 1040) and showing a total profit or loss as part of your total income that's being reported.

If it is in a hard to rent area, then it might make it easier to rent.Check if it has been painted, if not, cover the flooring, spray it down (use a mister), wear a mask and safety goggles to prevent breathing it in or getting it in your eyes and then gently scrape it off. 

Every twist, every dip, every turn of the graph connects to politics, recessions , wars , making of millionaires... the list continues....Also, above graph is only depicting the underlying equity.

But I will add a twist. 

Drive bad where they see your speeding a bunch and or on autopilot and spacing out and it has to kick you off.. or using your brakes a lot.. in normal driving these vehicles you simply never use your brakes or at the very most its a gentle tap when you come to a light the car slows down quickly with the electric motor and will come to a complete stop.. the auto pilot is genius too great for long drives or in bumper to bumper .. it will come to a full stop and start again allowing you to relax in bumper to bumper  I bought my first one when i got an email ( 2016) where they were having a great lease special ( only 2 years) they were trying to make numbers. 

I am in contact with them currently in challenging (very gently) in their argument that this is a federal guideline versus a preference for their particular bank.
