You're in a pickle and I'm sorry that you are facing such a challenge on your first flip.If I were in your shoes, I would book a flight out to Georgia this weekend to put my feet in the property, assess exactly what needs to be done to complete the job, then call every contractor in town until you find somebody who was willing to help finish the job at a reasonable rate.It makes the most sense to get to the finish line at this point, because it sounds like you only have a week or two worth of work left.Advice for going forward - Never give a contractor more money than the work that he/she has completed until you have a VERY good relationship with them and have established trust.

The reason for going out of state is because I can't seem to find potential BRRRRs in suitable price range in my state.I do kind of have some connections locally here in Utah but when it comes to out of state, I don't have any.Any help as to how people do it or any reference to a company that helps do all these steps out of state might be of great help!

In higher turnover towns (ones with a higher % of transients to natives or ones with a high growth rate) what would have been a stigmatized property two decades ago can be fully rebirthed through a good renovation and marketing.So, I'd hope for the best of both worlds: get it for a song because of the potential stigma and then push up out of that zone through an excellent renovation.
