I can't think of buying anything else because I already know if I sow that seed I will reap much bigger returns that whatever else I could buy with it.

You could also form a general partnership (similar to a "seed fund") with him where he contributes cash into the partnership and you find deals and investors.

Let those seeds mature and assess as your life comes. 

The point about the 1031 is a good one— so, I’ll keep in mind that any flip we do get into has to be funded outside of that original seed money from the sale of my home.  

I'll never discount the value in planting seeds for the future and being "that guy who gave his time" to the first time investor who goes on to do big time volume but there are simply only so many hours in a day.
