Kitchen and bath wet areas.Flushing areas.Window and door seals.Around all penetrations (hose, faucets, duct work from vents, fireplace and chimney vents).Vinyl, aluminum or wood siding.Stucco or mortar cracks.Interior settling or shrinkage sheetrock cracks.If you have a basement and it has a sump pump, check to make sure it is operating properly, clean the pump screen and remove any soil buildup from the well.Clean and repair gutters.

I'll give them a couple of days first, as there were 5 cop cars evicting the current 'residents' this morning who apparently almost burned the house down trying to use the fireplace (our next door neighbor called the cops).

The property is turnkey-key ( buying from a homeowner) and has some nice features like a patio and fireplace, and it's 300 sqft larger than the other 2BR in the area (1400 sqft- where other 2BRs are at 1000-1050).

I need some help though.Here are the high-level details:- 5br/4ba - 4100 square feet - indoor pool/sauna/gym etc - 3 fire places - on a lake - appraised at $750,000-800,000.- the house is nearing foreclosure, but can be purchased for $550,000 from owner (personal friend).- needs $50,000-100,000 in renovations.- I live in San Francisco, but family and all connections in San Diego.- I'm a real estate agent part of my family owned real estate office in San Diego.Questions:- I have no money to invest in the property, but would like to work with an investor to assist with the flip.
