If you’re technically capable, you might be able to do it yourself.

Is it worth fighting over?

My tenants seem great, are definitely financially capable, and their previous landlord had great reviews (they rented from her for almost 3 years). 

Contrast that to syndicators who generally will not have met their limited partners and may or may not know the LPs investment history, criteria, or capabilities. 

However I fail to see how this is true at the scale at which I would be capable of buying...in my price range the properties would not be large enough to merit their own on-site Management, unless maybe I just bought one and bet my entire future on it.

Otherwise, you’ll have to honor the existing lease and it’s unlikely you’d be able to get the problem tenant out without a fight. 

If they were notified it’s wiped clean , if they weren’t they’ll have to fight it and I should attend the hearing. 

Last night the father and son got into a fight and it sounds like police were called.
