My tenants all have checking accounts and have their rent debited on the 3rd each month, they are interested in our tenant training program (we train them to start thinking like homeowners and even allow them in training sessions we hold for new investors) so that they express care for the property rather than apathy, they value paying their rent as a priority and have made sacrifices to do so in tight times.

You do have Express Scripts and UMSL that have given some stability to the area but it remains to be seen if this area can turn or not.MY OPINION is that it is a pretty risky area due to the school issue but if they can turn it and that is a big if (Riverview Gardens up North has been unaccredited now for quite a while and values have plunged and remained pretty depressed as a result) maybe it could be a fair investment but I would say there are better areas of St.

The idea of her lending money to a 3rd party and the 3rd party lending it to you is a fine idea, but you realize you will then end up paying more in interest than you would with more traditional lending, because if your mother loans money to a 3rd party at a rate lower than what the market dictates for the express purpose of them providing a loan to you for a lower than market rate, that will also be a prohibited transaction.
