Worse they can say is no, but you hopefully will find out what you need to do to get accepted whey you re-apply.  

They are now requesting an addendum stating that each person is responsible for their own rent, and payments are not mutually exclusive. 

Also, most Umbrella Policies only pay out if your underlying policy pays out, and the underlying policy will do everything they can to find an exclusion or that you were negligent (which you probably were) in the cause of action to get out of paying the claim.

There are real costs that new investors don't know and get tripped up.The biggest mistake I see new investors make is making offers on deals that no seller in their right mind would accept. 

Worst case scenario, you can also offer to pay half of their closing costs in order to incentivize them to accept your offer, as well.

My question is, do you submit offers on potential deals and make them contingent on financing and then go find the money after the offer is accepted...hoping you can do that quickly enough?
