So now I am stuck as I am not able to recover the money already spent to continue the project and I am concerned that not only this project is going to cost more morning but also my profit margin is shrinking as more time passes by to pull permits and now a can of worms has been opened not sure where to go from here.

My answer was yes.I asked her today to make a payment and hand me the key.She just sent me the entry pass code and said I can get inside and look at the property and she will send the payment now.It never happened.

Once you get that tenant that does not pay the rent and you have to keep paying their electricity as you go through the eviction process you will understand that you should always pass the utilities on to put in the tenant's name as much as you can.In the duplex with the dryer state that the rent was set with consideration that that tenant would be paying for all of the electricity for the dryer use, including the use for the other unit's tenant.
