There's an enormous range in the prices available.

It wasn't.Depending on other people for my future was an enormous mistake that will never be repeated.

Austin does have positive cash flow investments but with a solid 50 year history of slow and steady appreciation along with huge job growth still to come with major firms like Amazon, Oracle, and a enormous UT Medical Research Center that will bring tens of thousands of new jobs, the future is very bright and some of the prices reflect that potential growth. 

Peace of mind is something I value enormously. 

State and local governments face enormous pension and other obligations.

Leverage and taxes are two enormous benefits to growing a strong portfolio and doing it without needing to have all/sometimes any of the money up front and also keeping my money in my pocket.

When you get into the enormous projects that's not always possible but 9/10 times it's expected.
