Me on the other hand, I embrace this time to learn as much about Real Estate Investing as possible and you both do a great job in really explaining the inner workings of this industry.Without going into long over drawn life stories I would like to introduce myself, what my goals are and hopefully networking with many other REI BP'ers in the Texas area.

Don't get me wrong, I embrace the constructive criticism because it helps us grow and improve, however, to call us "scammers" is extremely inappropriate and unprofessional.

In any case, if you embrace their vision, and what they see as necessary for the good of the community, it will be easier.

From what I understand, LLC's are relatively easy to penetrate, so if something catostrophic happens, you will likely be in deep regardless of how you hold the property.

We've met with investors from all over the country and many of them give Columbus a reason to invest because they call them "lifestyle markets" where demand for apartments outstrips supply, there is long-term upside potential and economic growth, and they can achieve market penetration (buy several hundred units). 

If you had two inches of sewage in this room and it set there for 24 hours, the water almost certainly did penetrate the sheetrock and into the framing.  

Completely agree with those points, for me my partnerships are all about penetrating markets (language or otherwise), learning and benefitting from others' skills, not re-inventing the wheel in a less efficient and more consuming way, and being able to free myself (regularly or temporarily) for "higher" pursuits more directly tied to my skillset or needs (in my case, managing clients, getting new ones, creating new partnerships, and of course private pursuits).

Higher frequencies don’t penetrate much and aren’t nearly as noticeable.
