Can you TURN IT, embarrassing if you can't.How do you get out of a bad deal - will your contingencies and out clauses hold legal scrutiny? 

A bit too embarrassed to admit this one,  I thought I was going to pay around 1K-1.5k  for closing costs on a 56K property.

I'm back from my day job, put kids in bed, and now I'm going to pull my excel and redo my numbers carefully :-) @Mike O'Connor It's so embarrassing but 70K should be 700K and actually 750K.

if you are new, just keep going to properties that are close and make stupid low offers so you can get your embarrassment out of the way and gain some experience doing so.when i am talking to a seller, i start off by asking for their address and then i go directly to zillow to see the zestimate. 

Because your Offers will be so embarrassingly low that they will only be looked at by highly motivated sellers.

The communication has been a bit sluggish so far mediated through brokers, I want to talk directly but also do not want to embarrass my broker who brought me the deal.

Every offer you don’t make will result in not getting the property If I am not embarrassed with my offer it is too high
