That describes many people in education. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Hello Julio,I learned about a collaboration you are doing with Nelly Galan for tax strategy and education. 

What if you got more education, attended a mastermind, or focused on meeting with brokers or networking with successful investors. 

It is less expensive than one year at a good college and 10 times more valuable in terms of the education you will receive.  

I feel sorry for so many investors of big hedge funds run by well educated and licensed financial managers, who invest their client's money in a million-dollar per home Ponzi schemes, with another 2008 housing crisis in making.  

However, this is a tried and true way around it but it will require educating everyone involved.

My best piece of advice is to educate yourself first, talk with a lot of sponsors, and underwrite a lot of deals.
