If I have to serve a 3-day Pay or Quit more than once, I will get rid of them.When you let little violations go, they eventually grow emboldened and hit you with large violations.

They will eventually reach a point where cashflow doesn't meet their needs and they'll need to sell and scurry off to another get-rich-quick scheme.

However, within 5 years or less I ideally would like to be able to at least cut back how many days per week I’m working, and start transitioning into doing real estate more, eventually full-time. 

Goal (in order of priority): 1) Convert upstairs of detached storage unit in back into 3 bed/2bath (for the downstairs, keep as garage on one side and rec room on other side), 2) convert detached garage in front into 1 bed/1bath for our grandma, and 3) eventually add a prefab home on the lot.From our research so far, I believe we'll have to do an SB 9 lot split in order to legally build all structures (but we're not sure if we want to do this now, or just convert the back unit into an ADU first then do SB 9 later).

I did eventually hire a local mngt team that did an even worse job that I did!  

It would make no sense to cash out right now, rates may take time to fall but will fall eventually.

The idea here is to buy the land, farm it in a cashflow positive manner for some number of years while density increases and eventually sell or develop ourselves. 

Should I eventually move the properties into new Wyoming LLCs, or is that overkill?

Had to eventually evict them, so you know what they did to retaliate? 

My LT lawyer told me to make sure I update my insurance policies when I eventually transfer my LLC's or get an umbrella policy.
