In theory after you have made timely payments on their loan that should be considered, but in practice I have yet to find a loan a officer that can package it so their underwriters will except it.

It's all done by email, you'll never talk to your rep or processor by phone and if your loan officer or processor is bad at they're job getting a loan closed can be a nightmare.

It can happen but you need to have a seasoned Banker or Loan officer with very lien ant construction underwriters.You will need a solid and very descriptive "LOE" letter of explanation and make sure you’re not trying to build a 2-4 unit or a smaller home versus the current homes GLA/SQFT or it will "Not" get approved.
