Local banks know you and your situation and if there is something negative on your credit that would force BofA to deny your loan application, you could likely have a conversation with the underwriter of your local bank and they may give you the loan.

@Lindsey Simpson I would consult with a lawyer to determine the states elder abuse laws, even having a title company involved will not relieve you of any potential lawsuits by the 82 year old, or her family or friends.

But there is definitely the flip side, I've heard of HOA's writing new rules to prohibit short term rentals when it's abused. 

Either of you get hit by a bus... who completes the sale/rehab? 

A go-getter with the proper attitude cannot be denied. 

Keep in mind no claim has been file and she was still denied ins contact. 

They seem to do just about everything based on credit score, but when I tried to sign up for a loan they sent me a reply saying I got denied even though my credit is 740.

The home was rented but the rental income left me with a $430 a month shortage.I applied for a loan modification twice, once in 20011 and once in 20012 and was denied both times.

If you have been recently denied credit then you have other options and rights as well.Even though you cannot see your score the free way on the above site you will generally know with how many negatives you have if score is low or not.
