I don’t think the original owner enforced his fees, and he accepted partial payments, while we do not.To keep track of rent payment, to generate invoices, to manage work orders, and to enable ACH direct debiting, we signed up for Rentecdirect.com as soon as we closed on the property.

I know I definitely started off with invoices in an envelope!

But dang does that thing make me money.

I meet with my GC today to discuss invoicing, scheduling etc. as we close on our first flip next Friday (Dec 29th).

Also, I can print monthly rent invoices and even better, email that invoice to my renters as well.Additionally, when it comes to tax time, or anytime, you can have your CPA access your Quickbooks account to do your accounting for you.  

You can send e mail invoices and accept credit cards (or leave that feature off like I do).

Interestingly, the store brand bulbs were a little more $.Target Up&Up 60wattI see they are temp price cut down to $6.00 each now...dang.
