Institutional lending is far too restrictive and time consuming, thus my need for an investment partner(s).Here is a description of my immediate need:Area: Aurora, IllinoisSales price: $125,000After repair value: $160-175,000 (CMA's from local agents)Repairs 90-95% completed by sellerClose: Tuesday, August 15 (one week from today)I have been working with an institutional lender on this but am running into "chain of title issues" because it was bought as a foreclosure by the current seller recently.

At that point a new resolution will be in place to strike out that clause or at least revise it since it clearly favors the old owners, which will hopefully be a minority at this point.Also,My plan was always a 3 year plan to either sell or rent out completely and move on to a new unit.I don't know if everyone here believe in doing everything by the book but I plan on having a roommate that is someone other than my spouse, ex-spouse, father, mother, sibling, grand father, or grandchild ---- as restricted by the rules and regs of the condo handbook.

I am in very bad situation, lawyers sold me short, after consuming close to $50,000 in fees, and I am afraid of any paid consultation like of fire .Surely I would have many questions, what to do after getting the loan, but this is the subject for another post.Big, big thanks in advance.

Unless you plan on marketing your home yourself and that is very time consuming and you can't network like the MLS system can.So you must consider this....If you still owe on your home and pay the mortgage note on it...without a real estate agent - you are looking to pay that mortgage note (a few more times.
