The tenant originally stated he had gambling issues and today when he called he said he had money invested in the USA stock market which 'is taking a long time to clear' this seems like an unlikely story and another ploy to extend the eviction process.

I would never have rented to her for many reasons, primarily because I have no reason to gamble on high risk tenants.Be very careful in the future as you are likely only going to get that lucky once in your life as a landlord, don't let this success story influence your future tenant selection. 9 times in 10 a landlord would have been seriously burned by this type of tenant. 

I am not using a real estate agent, and I am working through the buyer's chosen title company and the buyer's realtor.

I won't gamble it and always use an attorney.

My SC business will channel incomes and expenses through the chosen entity and I have a proven record of such processes.  

I would love to hear some feedback from anyone who may have actually worked with them, or chosen not to for any specific reason.

If you had chosen the hotel then you'd be responsible for hotel cost, in my opinion.comp them the cost of lease per day they were out of house for repairs or the cost of hotel which ever is less expensive. 

I'd rather hang on to my money and sit poised and ready for an opportunity than lose on a bad gamble.  

Nonetheless, a gamble either way it goes.

I really wanted to change them out because the tile color wasn't what I would have chosen, but my wife convinced (wisely) that it was perfectly fine as it was and that we didn't need to spend another penny on it.
