Be specific with the area you're looking in, multifamily, your budget, what level of rehab you're comfortable with.I would definitely start in the area that you already live in and know and I would not recommend starting out of state for your very first project, unless you're in a completely unaffordable market.When you find a duplex or house you're interested in, check online for similar houses in that area for how much they are renting for and what condition they are in. Definitely

My concern is that these persons would be added to the lease and then stay in the home indefinitely even if the original agreement was for them to remain only until June.

you can make 100K now OR you can lose money for the long indefinite future Even if you refi this to make cash flow, you'll then have a lousy return on equity. selling is the only real choice here. it's got equity and it's a lousy rental.

I believe your market has to out price paying tenants at some point while you seem to imply that the "irrational exuberance "can continue indefinitely.
