The trimming is lousy, wall boards bounce, large gaps...detail is horrible.In NYC i could get a total gut job and have installed: Proper sheetrock & durock wall backing, a new shower body with single lever handle & spout, porcelain floor tiles throughout, porcelain wall tiles surrounding the tub to ceiling height, tub, sink, new vanity, baseboard, prime and paint and 2 light fixtures for 10-13K.

You would know your market the best and I think with a little more research in sales/lease comps, asking student body, reaching out to student housing to ask about there typical requirements/standards/comps, all of that would answer more of your questions.

I agree with Will that if insisting on tiling over the existing walls you will need to rough up what's there to ensure a good bond, definitely agree there will be lots of dust and little pieces of tile to clean up/pull out of your arms, legs and any other exposed parts of your body...be sure to protect your eyes and wear a mask!!!
