Your homeowner's policy won't cover their belongings in case of damage, they need renter's insurance for that

We were in contact with her all the way up until an hour before we were supposed to meet her for a final walk through but when the appointment time came she never showed and cut off all communication and on top of that left the house completely trashed and with a bunch of belongings still in it.

@Christine Swaidan tenants need to have renters insurance, your landlord policy doesn't cover their personally belongings.

i get a escrow check sent to me at the beginning of each year for previous year. i generally tack it on to the principal. im no expert but would think it belongs to the person you bought the property from. they paid too much into escrow and get a check back. at least thats what a friend of mine told me when i recieved a check. ill be following to see if anyone has the answer to this. good luck.
